The Platform is NOT a licensed real estate broker, agent, mortgage lender, or title company in the State of Ohio or any other jurisdiction. We do not represent buyers or sellers, we do not negotiate terms of sale, and we do not hold funds in escrow.

By paying the access fee, you acknowledge that you are purchasing access to information only. The Platform makes no guarantees regarding the successful sale or purchase of any property.

2. NO FIDUCIARY DUTY OR PROFESSIONAL ADVICE

No professional relationship (agency, fiduciary, or otherwise) is created between you and the Platform. The contents of this directory, including property descriptions, pricing, and legal forms, are for informational purposes only and do not constitute legal, financial, or real estate advice.

3. USER RESPONSIBILITY & FRAUD ALERT

You acknowledge that the Platform does not verify the identity of users or the accuracy of listings. "For Sale By Owner" (FSBO) transactions can be targets for fraud.

• Do Your Own Due Diligence: It is your sole responsibility to verify property titles, condition, and the identity of the counterparty.
• Wire Fraud Warning: Never wire money based on email instructions from this Platform or unverified users.

4. PAYMENT & REFUND POLICY

Fees charged by the Platform are strictly for directory access and hosting. These fees are fully earned upon payment and are non-refundable, regardless of whether a property is sold or a suitable property is found, unless otherwise explicitly stated in our Refund Policy.

5. SECTION 230 DISCLAIMER (USER GENERATED CONTENT)

Pursuant to Section 230 of the Communications Decency Act (47 U.S.C. § 230), the Platform is an interactive computer service provider and is not the publisher or speaker of any information provided by third-party users. We are not liable for any false, misleading, or defamatory statements made by users in their listings.

6. NATIONWIDE FAIR HOUSING COMPLIANCE

The Platform operates in compliance with the Federal Fair Housing Act (42 U.S.C. § 3604). It is illegal to advertise any preference, limitation, or discrimination based on race, color, religion, sex, handicap, familial status, or national origin. We reserve the right to immediately remove any listing that violates these federal standards or the Ohio Civil Rights Law (ORC Chapter 4112), without refund.

7. GOVERNING LAW AND VENUE

Although this Platform may be accessed nationwide, you agree that these Terms are governed by the laws of the State of Ohio, without regard to its conflict of laws principles. You explicitly agree that any legal action arising from your use of this Platform must be filed exclusively in the state or federal courts located in Montgomery County, Ohio.

8. INDEMNIFICATION

You agree to indemnify, defend, and hold harmless PeerPadz.com, its officers, and affiliates from any claims, damages, or lawsuits arising out of (a) your use of the directory, (b) any real estate transaction you enter into, or (c) any content you post to the Platform.
